   <![CDATA[This is nmore a matter of perspective than true substance.  If you deal primarily in local properties with primarily local buyers, then the local MLS is your ticket.  However if you deal in properties having regional or national potential then the MLS system is of limited usefulness. ]]>

   <![CDATA[Here are some more facts about Loopnet/Costar...<br />
Yes, they call you (if you have a listing other than their sites) to verify property information.  Then, they "SELL" your information to "PAID" subscribers!  My question is, Where's my Cut?  The only way someone (prospect/buyer) will see your property is IF, and ONLY IF, they Pay COSTAR/LOOPNET to view OUR listing information.  <br />
Nonetheless, I'm guilty, I am a subscriber.  Why?  Because there is not a strong ICREX in Northwest Indiana or even the Chicago Metro Area!  Indianapolis, is lucky as most brokers (commercial) enroll/support the Association as I do, but the Association has not, in my opinion, invested enough in NWI.  Hence, lack of subscription and support.<br />

   <![CDATA[You likely received this in your mailbox today:  "The CoStar/LoopNet Acquisition is Why CIEs Matter"<br />

Personally, I was not aware of CoStar's planned acquisition of Loopnet until I received this.  I am fortunate to have been busy enough over the past few weeks with brewing deals to not be concerned with news that affects two services that I do not use. Wait, did I just say that?  Yes, I did.  Admittedly, I haven't had time to pay attention to much of the news - but upon learning of this, I am not surprised in the least.  <br />
<br />
I made the decision two years ago to boycott Loopnet because of its policies and actions that often hijack and hold listing data hostage.  I do not regret it, and I have managed to stay in business without them.  My guess is that all of us can.  Like most of you, I receive frequent interrupting calls from area code 202 - CoStar research people calling to "update property information" on my listings.  I played along several years ago and answered their questions, before I knew better.  Then I did some research.<br />
<br />
If you dig deep into CoStar's online information with a few simple googles, you'll find a plethora of litigation cases involving copyright infringement, indicating CoStar's propensity to take ownership of listing data and other information submitted to their site....sound familiar??<br />
<br />
I am one of those fearless people who will take a stand, and I have done that by abandoning Loopnet and CoStar.  Two years ago, I stopped taking calls from CoStar, and when they send me emails, I respond with a very professional and frank email that does not accuse them of any wrongdoing, but nevertheless spells out unequivocably that I have not solicited their involvement in MY listing data, that I do not have a relationship with them, and that if they want to know anything, they can simply view it on the CIE.  Of course, their staff appears to be on a rapidly revolving carousel, so I do find myself sending that same message once every couple of months.<br />
<br />
My point in this is that CoStar and Loopnet were made for each other, and especially in today's real estate market, none of us can afford anyone or anything else compromising what we work so diligently to achieve.  I've taken a stand, and I do not regret it.  I know that others have as well, and I hope that our numbers are growing.  If anyone is interested in receiving a copy of the email that I send to CoStar when they're trying to acquire my info - I am happy to send it to you.  And, I won't claim copyright infringement, lol!<br />

   <![CDATA[As most of you have heard, the government approved a bill that provides $30 billion for lending to small businesses. Politics aside, I know with out a doubt this will be a shot in the arm for the retail sector. I talk to small business after small business, and its always the same story. They cant get the financing regardless of there credit score. I have personally seen credit scores in the high seven hundreds and low eight hundreds of small businesses and they still cant get a loan to expand there operations or to move from there home to a store front. As we wait for the 2010 census results I can only imagine great things to come for the indianapolis area. <br />
The cards are stacked in indianapolis' favor. We were already listed as the 2nd best place for real estate investors. The census results are going to give us more accurate demographics for our properties. Small business lending will clearly be increased by banks. And last but not least, Super Bowl 2012, our ace in the hole is sure to increase consumer spending and bring millions of out of state dollars to our city.<br />

   <![CDATA[Interesting comments but I think I will keep my laptop, cell phone. The past is not what the future will be in our industry.  We will continue to get more efficient and technology is key. More and more data is now readily and sometimes instantly accessible.  This only increases our knowledge and expertise in our chosen field. Heck, I have never owned a typewriter and the fax machine is gathering dust. Still - some very good points, some not so.]]>

   <![CDATA[Is this going to be a prediction post?  A post that allows the writer to spew out a 10 item list of things to come, with of course no accountability.  That’s not the intent at all.  I think of this as somewhat of a roadmap of what I see today for Commercial Real Estate and what the online experience for Commercial Real Estate will evolve into 3 years from now.  Well, let’s go.<br />
<br />
Commercial Real Estate and social relationships:<br />
<br />
Right now we are just beginning to get online and connect with other people within our business.  We are starting to form online groups and communities. We are creating individual and brand profiles. Believe it or not we are also actually having discussions and interaction about Commercial Real Estate as a business in general.  Some may be more advanced than others.  At the very least, out of want or necessity we are connected more to the Commercial Real Estate world and its community than ever before.<br />
<br />
We become more socially functional:<br />
<br />
The Commercial Real Estate groups and communities become there own operating systems.  Embedded widgets and applications within the communities and profiles make the experience more useful and dare I say fun.  A huge untapped area for this is the inter-office or inter- brand applications.  Some users may sponsor, create or utilize these applications and face (god forbid) the actual consumer or client.  It’s possible to see these applications have a value that can be monetized.<br />
<br />
The online Commercial Real Estate experience is completely social:<br />
<br />
Every Commercial Real Estate website is now social, even if it chooses not to be. Within the industry more and more people look to online peers as possible influencers and look to others online for recommendations.  Clients also will look to their online peers for that recommendation and for the Commercial real estate brands that will help make that decision. The online Commercial Real Estate groups and communities will aggregate any and all data, creating a new kind of social Commercial Real Estate inbox that gives the word transparency a whole new relevance.<br />
<br />
Content becomes personalized and accurate:<br />
<br />
Clients will share their identity to gain a more personal and relevant experience.  The created online networks will provide the true and accurate data. The client will use this data to create a personal Commercial Real Estate experience. Commercial Real Estate brands will need to distribute this data to the online communities or become obsolete, or irrelevant. The online communities will become the new brands. The online client will create the new Commercial Real Estate market.<br />

Where are you now?<br />

OK, three years out, starting now.  Do you think this won’t happen?Do you think the industry won’t evolve?  Think of some online communities that are not related to Commercial Real Estate. (Amazon, Facebook,) Not really a concern to you and or Commercial Real Estate. Think again, maybe you won’t have a choice.]]>

   <![CDATA[Think that all of your beeping gadgets and tethered toys are just the coolest things ever?  Do you know what the latest I- pop app or whatever they call them rules the world?  Well, great for you. I have some news for you son.  I’m kicking your ass and here’s how and why.<br />
<br />
1.  I get my butt up and moving- First of all commercial real estate does not happen sitting at the desk.  It happens in the field.  A successful pro must be in the field every day, yes every day.<br />
<br />
2.  I am mobile- As in get in your car and drive your market, yes every day.<br />
<br />
3.  I am really mobile- They have these things call shoes.  Walking, knocking on doors, climbing stairs, you would be amazed what you see and hear.  On the ground.<br />
<br />
4.  I meet people- Tenants, property managers, building owners, (remember them)<br />
<br />
5. I listen and learn- I get info about their families, politics, hobbies and their business.  Guess what, they tell me stuff.  Like lease information, when they are moving and what they really need.  In great detail. They like me.<br />
<br />
6. I feel the market- I keep up with what businesses are expanding and contracting.  I analyze why.<br />
<br />
7. I know the ropes- Zoning, planning, permits, water, local, municipal. Yes, I went to school with the wonderful gals behind the desks at the city and county.  I don’t abuse the relationship.  I nurture it.<br />
<br />
8.  I know where to go- I attend the events that matter for commercial real estate.  I attend the events that are not so good for it too.  I also stand in there and represent commercial real estate when we are getting hammered.<br />
<br />
9. I’m a pro- The average broker spends 8 or 9 years in this business.  How many do you think are left from this last bloodletting?  Think they will jump back in when it looks like a little easy money can be made?  I’ll be here if they want to come back, but I doubt it.  They made the real pros look bad.  They probably went on to some Social Media “consulting” job.  It looked easy for a while didn’t it.  Good riddance.<br />
<br />
10. Time- as in you are not willing to:<br />
<br />
a. Stay away from the gadgets.  They are just distractions…..for the lazy.<br />
<br />
b. Realize commercial real estate is NOT an online business.<br />
<br />
c. Take time away from your “real” life.  This one may hurt but, you are not willing to be away from your family, friends and fun.  Friend of mine is a HUGE hitter.  His quote “17 hours a day for 25 years.  That’s my secret.”  Balls in all the way or not?<br />
<br />
Take this as friendly or not so friendly advice.  Just telling it like it is and showing you the way it’s still done today.  Play with your toys all you want.  I’ll just keep cashing my checks…for the next 20 years.]]>
